Sometimes those things help.

“What actually matters in this market?”

2. Starting Major Projects Without a Strategy

Online home value estimates can be helpful starting points.
But they’re often missing context that heavily affects pricing, including:

- layout
- location within a neighborhood
- waterfront positioning
- lot quality
- recent competing inventory
- buyer demand in that exact price range
Two homes with the same square footage can perform very differently in the real market.
Pricing strategy is usually much more nuanced than an algorithm can see.
4. Waiting Too Long Because They’re Nervous
This one is more common than people realize.
Sometimes sellers wait months because they feel overwhelmed by:
- timing
- repairs
- uncertainty
- finances
- where they’ll go next
- the emotional side of moving
And honestly, that’s normal.
Most people don’t sell homes every year.
A first conversation doesn’t mean you’re committing to anything. Often it’s simply a chance to understand:

5. Assuming They Have to Figure Everything Out Alone
You don’t need a perfect plan before reaching out.
You don’t need:

- professional photos already done
- a move-out date decided
- every repair completed
- all the answers
